Goodman Management Co, Inc has provided premier management services in the New York metropolitan area for over thirty years.  Originally based in our home market of Riverdale, New York, our portfolio has expanded to include leading properties not only in Riverdale and the Bronx, but throughout Queens, Manhattan and Westchester County.  We are a service industry leader, defining success as the full satisfaction to our clients.  We hire only seasoned professionals, dedicated to that principle.  Property managers and support staff alike take ownership of their areas of responsibility.  This dedication to service makes our firm stand out amongst the others.

RICHARD GOODMAN, CPM®, PRESIDENT

Goodman Management Co., Inc. was founded in 1979 by Richard Goodman, at a time when third party management of cooperatives was mostly being performed by companies whose origins were as sales organizations.  While most of these firms were enjoying a new era of expansion in the cooperative apartment conversion craze, most of their management services was no more than an accommodation and a responsibility they needed to undertake in order to receive the agreement of exclusive sales agents of the apartments in these buildings.  In short, their expertise in this arena was practically non-existent.

Mr. Goodman’s experience just prior to this time was achieved while he was entrusted with the entire residential portfolio of properties then owned by Montefiore Medical Center for their medical residents.  In addition to being involved with the existing multiple family housing units, he was requested to build a new 400-unit, 28 floor apartment building with a 666 space multiple level parking structure on hospital property.  Putting his prior property and financial background to work, he completed this structure both ahead of schedule and under budget which enabled an expedited rental of the building in record time.

His vast experience, knowledge, expertise and proactive wisdom is at the foundation of Goodman Management and is currently instilled in all the property managers and support staff in his company, never allowing for any of his staff to lose site of the fact that this is a “service organization” and expectations to the clients run high.

Richard Goodman is a licensed real estate broker.  He is a member of the Bronx – Manhattan North Association of Realtors, a respected member of the New York State and National Association of Realtors.  He has enjoyed a recognized success at the Institute of Real Estate Management, at the forefront in receiving the distinction as a Certified Property Manager.  Mr. Goodman is also an officer of the Bronx Advisory Board and a valued leader with negotiations at the Board of Labor Relations.

ARTHUR MELTSER, CPM®, VICE PRESIDENT

Arthur Meltser has been managing residential properties for Goodman Management Co., Inc. since 1989.  He has extensive experience managing a wide range of residential properties including Co-ops and Condominiums.  His expertise in the areas of budgeting and financial analysis, mortgage refinancing, building system analysis, numerous capital improvement plans and project management, negotiating and strategic planning make Arthur an asset to any client in the industry.

In 1985, Arthur began his career in Hotel Management at the Warwick Hotel in New York City before he was recruited by Richard Goodman to work in Real Estate Management in 1989.  Arthur started working at Goodman Management Co., Inc. when there were less than 10 properties and only 3 employees.  Since then, he has developed a back office system and departmentalized responsibilities amongst the 20 plus employees today, helping to create the customer service organization that Goodman Management Co., Inc. has become known for.

While working at Goodman Management, Arthur received a degree in Bachelor of Business Administration with a major in Management Science from Baruch College in 1990.

Arthur served on an executive committee of the Local Community Board 8 as chair of the Youth Committee; where he was recognized and cited by NYC Council for Exemplary Service to the community as well as by the Bronx Borough President and for his unparallel commitment to the community.

As an active Board Member of the Bronx Realty Advisory Board, Arthur has participated in many successful Union contract negotiations on behalf of several hundred properties.  Arthur also serves as a Board Member of the Bronx Board of Governors.

Arthur is a New York State Licensed Real Estate and Insurance Broker with complete training in Real Estate Appraisals.  He is a Certified Property Manager (CPM ®), a Realtor, and a member of the Bronx-Manhattan North Association of Realtors, New York State and National Association of Realtors.  Additionally he is a member of the Institute of Real Estate Management where he received a CPM® Humanitarian of the Year Award, along with the Management Achievement Award in Certificate of Excellence from Habitat Magazine.
