MANAGEMENT
Property managers are on call 24 hours a day, 7 days a week, 365 days per year. In addition to our 24-hour live answering service, the Property managers are available at any time of the day and night should an emergency occur. We also require that each superintendent carry a beeper and/or cell phone. Property Managers attend all Board meetings and prepare meeting agendas. In addition to overseeing the physical and financial management of your building, they also prepare for and attend annual shareholder meetings. Your Property Manager’s responsibilities cover many areas of expertise, and they draw on a support staff consisting of Property Assistants, a compliance department, legal department, transfer and refinance department, secretarial assistance, an in-house computer system, and a financial team.
CONTRACTS
Your appointed Property Manager, supervised by Senior Management Executives, will send out bid packages to no less than three contractors for every major building repair or Capital Improvement. All sealed bids then will be submitted to the Board for consideration. The expertise of the Senior Management Executives is available to each Board to determine the strengths and weaknesses of each bid. A comparison grid is developed to show the similarities so that each bid is “apples to apples”. The Board can then make an intelligent business decision as to which contractor to choose. Existing contracts for elevator repairs and maintenance, exterminating, etc. will be reviewed annually to determine both the competitiveness of the charges and the quality of services rendered. At times, professional engineers, architects, and legal assistance may be necessary. Goodman Management Co., Inc. has a full roster of professionals who can be called upon to expedite any issue at hand.
INSURANCE
All insurance needs are analyzed in-house and, in many instances, we are able to obtain significant savings over current insurance premiums. We do this by insuring many buildings with the same major A+ carrier in a package policy. Although every building is covered with special excess insurance, liability, and Board of Directors coverages, each retains its own individual policies and does not have joint coverages.
PURCHASING
By purchasing for many buildings, we are able to negotiate the best possible prices on all merchandise and lower operating costs in your building. Our bulk purchasing power often saves considerable amounts on fuel oil and building supplies. Goodman Management has an established vendor list utilizing only the largest fuel suppliers and well-known vendors of other supplies. Price and quality are checked against other vendors on a regular basis. Vendor discounts are built into the price and further discounts are given for prompt payment.
